Our History

The original declaration for condominium ownership in the Woods at Auburn Lakes was filed with the Geauga County auditor on February 27, 1995 by the Developers, The Auburn Lakes Limited Partnership. The original builder was Ameri-Con Auburn, Inc., one of the Ameri-Con, Inc. companies.

 

The developers broke ground for the first homes in the spring of 1995. Ameri-Con acted as both builder and the sales agent for the marketing of the homes in Phase One of The Woods at Auburn Lakes. This consisted of all of Blue Spruce Trail, Dogwood Lane and a portion of Magnolia Lane. The original Property Manager was Chagrin Valley Management, Inc.

 

In January 2025, property management responsibilities were taken over by Associated Property Management ("APM") who is our current property manager.

 

Phase III, the final stage of the development of the Woods, was completed in 2005 with the construction of homes on Honeysuckle Lane by Manorbrook Builders. With the completion of Phase III, there are now 167 homes in The Woods at Auburn Lakes. The buildout for the Wood at Auburn Lakes Condominium Association is 100% complete.

 

 

 

The original Board of Directors for the Woods at Auburn Lakes consisted of three members all of whom were non-resident developer appointees. At the association’s first annual meeting in 1997, in accordance with the declaration by-laws, the board was expanded from three to five members. The additional two members were elected by the homeowners.

 

As provided for in the Declaration By-Laws, when 75% of the projected number of homes were sold, the governance of the Association was transferred to a five member board elected by the residents. The first resident Board of Directors president was elected in 1999 for the Woods at Auburn Lakes.

 

 

The Auburn Lakes Limited Partnership broke ground for the Woods’ recreation facilities in the spring of 1997. In the summer of 1998, the original facilities which included the present full sized swimming pool, the pool house, the gazebo and the playground were completed and opened to the residents. The landscaping, construction of the tennis court and the bocce court were completed the following summer of 1999.
